in years when the river floods this is a waterfowl paradise along with pheasant hunting and great whitetail hunting. If this flood plane is dry this is so full of pheasants that your customers won't believe what they are seeing. When flooded the pheasants simply move up into the corn fields, crp, tree lines which there are many thousands of trees planted, corn, milo, etc. This land is completely set up for pheasants. There is a lot of CRP land. There is 40 acres put into crp but there are also a few hundred acres on hillsides that are allowed to grow wild that hold so many birds it is almost impossible to not get your limit. You do need some very good dogs however to get these birds out of some of this thick cover. We recommend cutting a a few two foot wide paths along these hillsides for customers to walk and let the dogs bust the think tall weeds. No one wants to come on vacation and work their butt off all day long. I will tell you that at least half the customers enjoy watching the dogs work as much or more then they do shooting the pheasants. If the slough is flooded out there is not a better duck hunting location anywhere in the state and this is not an exaggeration.
Water is fed into the dog kennel, the shop and the horse barn. There is also more land that is available and up for discussion on the purchase of this property. This is a money maker right out of the gate for you. Owner is 73 and retiring. It has become a bit too much for him to handle now. This is a top notch operation that anyone can step into. The property is located 18 miles SE of Aberdeen, South Dakota. From Aberdeen take highway 12 East for six miles to the bath corner. Turn right or head South for another twelve miles where you will see the sign to the hunting lodge on the west side of the road.
